You can have a 60m2 Granny Flat approved for construction in your backyard, with council approval in just 10 days? 


The NSW Government released the Affordable Housing State Environment Planning Policy (SEPP) in 2009 which allows all residential home owners with  property larger than 450m2  and with a minimum of 12 metre street frontage to construct a Granny Flat in their back yard.


Granny Flats in NSW can be approved as a complying development in just 10 days apparently but our kits will have to be submitted to council under a DA Development application plus a CC construction certificate as our type of construction is considered an alternative solution to standard construction methods. 

    

Granny Flat approvals on your property are subject to the following minimum requirements:


The minimum site requirements for a 10 Day Granny Flat approval as a complying development include:


• Property must be at least 450m2 in area


• Property needs to be zoned residential


• Property must be at least 12 metres wide at the building line of the proposed detached granny flat.

 

• Maintain a 3.0m setback from the rear and 0.9m from side boundaries


• Maintain a distance of 3.0m from any existing trees that are over 4m in height


• Maximum 60m2 internal area for your granny flat
